Your rooms and photos
Add each house, hut or apartment with its rooms, beds, photos and what's included. Your photos are resized for you before upload and their location data is removed.
Your prices
A nightly rate per room, a weekend price, seasons, minimum stays and discounts for longer stays. Add a cleaning fee, a fee per extra guest and the tourist tax per adult and night.
Direct bookings
Guests pick dates on a calendar that shows free nights and each night's price, see the full price before they book, then send a request or book straight away. You decide which.
Your house rules
Your check-in and check-out times, house rules and cancellation policy. Guests can look up their booking and cancel it themselves under your policy.
Five languages
Your guest site and the emails to your guests come in English, German, French, Italian and Spanish. You choose which languages to offer.

Keep Airbnb and Booking.com
Your listings stay where they are. Let the portals bring you new guests, and send returning guests and everyone who finds you on your own website to book directly, without the portal's commission.
Your website does not sync with Airbnb or Booking.com calendars yet. When a portal booking comes in, block those nights in your calendar: select the dates, done.
Nothing is charged online. Guests pay you the way you already work, usually by bank transfer or on arrival, and you record each payment in the dashboard so you always see what is still open.

Sign in as the host
Open your copy, go to
/adminand sign in. The first person to sign in becomes the host, so do this straight away.Add your place
Under Settings, clear the demo business and enter your name, contact details, currency, check-in times and policies. Then add your rooms, photos and prices.
Share your link
Put it on your business card, in your emails and in your guest welcome folder. Want other colours or your logo? Ask for it in plain words in the Caffeine chat.
Questions
Do you take a commission?
No. Guests book and pay you directly. There is no fee per booking.
What does it cost?
The app is free to remix. Your copy runs on your own Caffeine account. To send emails to your guests you need a Caffeine plan that includes email.
Can guests pay by card?
Not out of the box. The website takes no payments online; you agree payment with your guests and track it in the dashboard.
Who is it for?
B&Bs, guesthouses, mountain huts, holiday apartments and cabins: anyone with a few rooms or places who wants guests to book directly.
Do my guests get emails?
Yes: when they send a request, when you confirm or cancel, and a thank-you after they leave. Before a stay you send your arrival information with one click. You get an email for every new request.
